Situated in a beautiful, quiet rural location approximately 1 mile inland from the coastline of Christchurch Bay with its bathing beaches and cliff top golf course. The village of Milford on Sea lies approximately 3 miles south east, whilst the A337 connects to the town of New Milton, being approximately 2 miles west, where there is a mainline rail connection to London/Waterloo & a wide variety of shops. The Georgian market town of Lymington, famed for its river, marinas and yacht clubs, is approximately 5 miles to the east. There is a popular and testing cliff top Golf Course within minutes drive down a country lane off the Estate, being situated at nearby Barton on Sea. There are many walks from the property across Barton Common, open fields or through the golf course to the cliff top.

Quietly situated in a superb semi-rural setting accessed through private Estate farmland, the cottage is one of six properties derived from a range of restored and refurbished Estate farm buildings. Reputedly built in the 1850’s, the complex served as the Home Farm buildings to support the Ashley Clinton Manor Estate that to this day remains in private ownership. The buildings were subsequently acquired and refurbished to provide for a delightful complex of linked cottages. Approached via a pretty, communal courtyard, this beautifully presented character cottage provides accommodation arranged over a single storey, being well planned to take maximum advantage of the outlook over surrounding farmland.

Entering through a stable door the entrance hallway has windows facing into the courtyard to the south, airing cupboard and storage. The main living and dining room is a generous space, which is L-shaped and has an attractive exposed brick fireplace and glazed double doors to the garden. The kitchen is fitted with ample storage and room for appliances. There is a high level breakfast bar and window to the rear aspect. The main bedroom has a separate dressing room/home office and en-suite shower room with hand basin and WC. There is a second double bedroom served by a family bathroom.

The property is approached via a pretty communal courtyard with mature flower and shrub borders creating a unique and pleasant outlook. A wooden gate leads from the surrounding farmland into the rear garden which is an excellent size, mostly laid to lawn. The secluded garden is well screened by mature hedging and trellised border. There is a storage/wood shed in the courtyard as well as a garage nearby with secure up and over door along with allocated parking.

Living in Barton on Sea

Barton on Sea enjoys a stunning coastal location with views stretching from Hurst Castle to Hengistbury Head. In addition it benefits from all of the facilities of neighbouring New Milton, such as mainline station, arts centre, weekly market and range of shops.

Although Barton on Sea has a history dating back to Anglo Saxon times it developed relatively recently and comprises mostly avenues and closes of mid-century and later detached family homes, plus a row of old coastguard cottages, substantial properties in big plots with even bigger views on Barton Common Road and some imaginative new builds including town houses.

Traditionally it has been a popular area for those considering retiring, but it also offers a great deal for families with parks and excellent state and independent schooling. New Milton Junior School is rated ‘good’ by Ofsted, while both New Milton Infant School and The Arnewood School (11-19 Academy), are rated ‘outstanding’ by Ofsted. And Durlston Court Preparatory is ranked an impressive number 46 in The Times list of the top 100 independent prep schools. Local facilities include clifftop cafes, a deli and Pebble Beach restaurant which is a Good Food Guide stalwart, plus there’s a 27-hole clifftop golf course with impressive views.
