Our clients have completed a comprehensive programme of refurbishment since acquiring the property some nine years ago. The décor tastefully presented throughout, but more importantly the “behind the scene” infrastructure of the property has been addressed with a new heating system, modern upgrades and building works including re-plastering and the introduction of modern bathrooms and kitchen. The result is a house of tremendous confidence which exudes an overriding feeling of quality.
As can be seen from the floor plan, the general layout of the property affords a tremendous amount of flexibility. With accommodation arranged over three levels, the arrangement of rooms allows for the master bedroom to enjoy a roof terrace with stunning Island and Solent Views, whilst dedicating the top floor to a guest suite provides privacy for guests who can enjoy the same striking views. Having two bedrooms on the ground floor serviced by their own shower room proved ideal for teenage children, with one now used a superb snug/reading room.
The clever design of the living accommodation has created an open feeling of space. The reception rooms have retained their identity and whilst open doorways prove ideal for entertaining. The family room and sitting room have doors which open to the rear garden and entertainment patio and truly invite the outdoors inside. The kitchen is sensibly placed next to the dining area and is further complemented by a utility/boot room.
The house occupies a large plot with southerly views across a large garden with excellent entertaining areas, patio and garden storage. Pennington has a selection of shops and convenience stores close at hand with the open spaces of Pennington Common and Woodside Park, ideal for dog walking, within easy reach. Lymington’s Georgian High Street offers arrange of shops, cafes and restaurants as well as a Saturday market and is only three quarters of a mile away. The surrounding area is particularly appealing with the open spaces of the New Forest National Park to the north and the coast to the south. There are swimming beaches at Milford on Sea (3 miles) and excellent sailing in Lymington.
There is significant off road parking with sufficient privacy to store a motor home or Rib. The gravelled parking provides parking for the Air B&B as well as for the family with the addition of a large double garage with up and over doors. Great consideration was directed to outside living and the creation of the entertainment patio which enjoys year round use, incorporating a wired sound system, lighting and provision for a hot tub. Whether for a quiet “end of the day” glass of wine, or a social event with friends by the coast, the garden is an absolute triumph and is set off beautifully by the landscaped mature backdrop. There are two further areas of garden which could be ideal for keen gardeners wanting a produce area.
To the side of the property there is a separate pathway which leads directly to a new self contained annexe located at the end of the garden and unseen from eth house. The annexe is a successful Air B&B with its own private garden, hot tub and parking. The main garden has a variety of mature plantings, trees and shrubs along with a timber framed cabin, which could be used a craft room, home office or garden store.

Living in Lymington

This vibrant and picturesque Georgian market town, positioned between the Solent, Lymington River and the New Forest, has been a massive draw for many people over the years.
It has always attracted ‘yachties’ as it’s considered the UK’s sailing capital with its boatyards, marinas and sailing clubs. It is also popular with families and retirees escaping London and the Home Counties in search of a better quality of life, often light-heartedly referred to as ‘Richmond by the Sea’. It’s also the choice for many in the New Forest who are considering downsizing, but want to remain in the area.
Lymington is a lively hub. It has a very distinctive centre with many independents (such as Elliotts of Lymington for designer fashion) as well as a strong smattering of top quality names (including Musto and Waitrose). A tasty range of eateries includes cafes, pubs and restaurants – check out two good tapas bars, Elderflower on Quay Hill (the chef is ex-Chewton Glen) and stylish Stanwells House Hotel. And every Saturday the High Street is taken over by a proper, old-fashioned market with everything from fresh fruit and vegetables to flowers and plants, fashion to fishing equipment, and vintage collectables to artisan food producers.
Property ranges from elegant period townhouses in the town centre to big family homes down leafy lanes ‘South of the High Street’ and new waterside development. Looking for an Estate Agent in Lymington? Spencers are here to help.
