Pennington, Lymington’s closest neighbour, leads to the picturesque salt marshes on the Solent shore to the south and backs on to the New Forest National Park to the north. One mile from Lymington High Street, Pennington village offers schools for all ages and has all of the essentials you could need, including Tesco Metro, a variety of takeaway food outlets and Inns. The village also offers a number of quiet country lanes, an historic public common (included in the National Park) along with a sports centre for the more strenuous activities.  To the north is the New Forest village of Lyndhurst and Junction 1 of the M27 which links to the M3 for access to London. There is also a branch line train link to Brockenhurst Railway Station (approx. 5.5 miles) which provides a half hourly service to London Waterloo with a journey time of approximately 90 minutes.

The property has a superb layout which is split between the open plan living areas and the bedrooms and family bathroom.

An attractive grey UPVC front door opens into the entrance hall with coir brush mat flooring and space for coats and shoes. A double fully glazed door and side panel window give access to the inner hallway with doors leading to all rooms. The double aspect sitting room, with a large feature bay window with plantation shutters, anthracite horizontal designer radiator and a clear view wood burning stove, opens into the dining area from which there is access to the conservatory and the kitchen. The high specification kitchen features a vaulted ceiling and enjoys a sociable breakfast bar with space for 4 stools. The kitchen is comprehensively fitted with high gloss grey storage cupboards and drawers, beautiful quartz worktops incorporating sink with mixer tap, Smeg dual fuel range cooker with extractor hood above and an integrated Bosch dishwasher. There is also a newly fitted cloakroom with wc and wash hand basin.

All bedrooms are situated at one end of the property. The very spacious bedroom one looks out onto the rear garden. Bedroom two and three both look out to the front and bedroom three has a fitted wardrobe. There is a well-appointed, recently fitted family bathroom with grey panel enclosed bath with shower and glass screen, co-ordinating grey floor standing vanity unit with basin and mixer tap and wc.

The property is situated on a generous corner plot with the front and side gardens being mainly laid to lawn. A driveway at the rear of the property provides ample off road parking and this leads to a garage with light and power. The low maintenance rear garden faces west enjoying the afternoon/evening sunshine and provides a good degree of privacy being well enclosed by wooden fencing. It is split into a patio area on one side and laid to lawn the other. There is a wooden garden shed.

Living in Milford on Sea

Milford on Sea is currently a property hot spot. It is one of the last remaining seaside villages in Hampshire and is delightfully picturesque with a proper village green at its centre. This green is often the focus for popular village events such as maypole dancing and the annual food festival and is fringed by a range of independents (including antiques shops, butcher’s, chemists and greengrocer’s). Recently Milford has developed something of a reputation as a foodie destination with its collection of tea rooms, bistros, wine bar, fish and chips and specialist fish restaurant, plus more.

This is a vibrant village with a friendly and lively community, and appeals to both young families (the primary school has been rated ‘outstanding’ by Ofsted) and older couples looking for somewhere on the coast to relax. The old-fashioned seafront stretches from Hurst spit and Keyhaven nature reserve in the east towards Christchurch Harbour to the west, and enjoys lovely views across the Solent to the Isle of Wight and the Needles.

A good mix of properties includes striking contemporary seafront homes and cliff top apartments with big sea views, quaint terraced old fishermen’s cottages and some substantial 1920s and 1930s Ravenscroft arts and crafts influenced homes in and around Barnes Lane.
