Curzon Place is a secluded cul de sac of well maintained houses. The local shops are located a few minutes walk away. Woodside Park can be found to the east, Priestlands Secondary School, Ofsted rated ‘good’ is to the north and adjacent to the Leisure Centre. A little further to the north is Pennington village with a pharmacy, Tesco Extra supermarket and Post office. There is a range of excellent pubs and restaurants within easy reach. To the south the coastal path to Keyhaven leading through protected salt marshes offers year round bird watching. Lymington is renowned as a sailing destination with marinas, sailing and rowing clubs. The New Forest National Park is on its doorstep with unspoilt heath and woodland walks. Trains run frequently from Lymington to London Waterloo via Brockenhurst in under two hours.
The house is located in the corner of the close with gravel off road parking and an integral single garage offering ample storage space for bikes, kayaks and sailing gear. Side access leads to the rear garden with a good sized patio for alfresco dining and a large lawned area bordered by mature bushes and shrubs.
Hallway with ground floor shower room, under stairs cupboard with plumbing for the washing and drying machine and door through to the first of the two large reception rooms. This ground floor room is a very light and bright room with wooden floors and patio doors overlooking the secluded garden. It lends itself to a snug, home office, perhaps even a separate annex utilising the shower room and the benefit of being adjacent to the garage which could perhaps be converted. Stairs rise to the first floor with the second large reception room with gas fire, also overlooking the garden. The dining room is open but still offers separation from the lounge. The fitted kitchen is a good size with large windows, a range of fitted cupboards and work surfaces with a fitted oven and ample space for a fridge/freezer, plumbing for a dish washer, butler sink and a delightful breakfast bar. The top floor has the four bedrooms, all of a good size with the modern family bathroom suite completing the accommodation.
Living in Lymington
This vibrant and picturesque Georgian market town, positioned between the Solent, Lymington River and the New Forest, has been a massive draw for many people over the years.
It has always attracted ‘yachties’ as it’s considered the UK’s sailing capital with its boatyards, marinas and sailing clubs. It is also popular with families and retirees escaping London and the Home Counties in search of a better quality of life, often light-heartedly referred to as ‘Richmond by the Sea’. It’s also the choice for many in the New Forest who are considering downsizing, but want to remain in the area.
Lymington is a lively hub. It has a very distinctive centre with many independents (such as Elliotts of Lymington for designer fashion) as well as a strong smattering of top quality names (including Musto and Waitrose). A tasty range of eateries includes cafes, pubs and restaurants – check out two good tapas bars, Elderflower on Quay Hill (the chef is ex-Chewton Glen) and stylish Stanwells House Hotel. And every Saturday the High Street is taken over by a proper, old-fashioned market with everything from fresh fruit and vegetables to flowers and plants, fashion to fishing equipment, and vintage collectables to artisan food producers.
Property ranges from elegant period townhouses in the town centre to big family homes down leafy lanes ‘South of the High Street’ and new waterside development. Looking for an Estate Agent in Lymington? Spencers are here to help.
